After the recent VWHDC decisions, TDRA Elected Committee had to quickly firm up its vision for the Management Company (MC) in the short-medium term.
So what is our vision?
- To deliver the best handover outcome for residents in the fairest and most equitable way possible.
That means taking over control of the MC as soon as handover is complete and avoiding an imposed Estate Manager unfairly profiteering from the residents of The Dovecote.
By taking control of the MC, residents will be able to make decisions that are right for them and have the ability to influence the way their money is spent on maintaining the public open space.
We need to avoid being forced into accepting one of Bloor’s strategic partners, FirstPort, taking over the day to day running of the MC. Many of our residents have already experienced FirstPort at their finest:
- Being charged by FirstPort for each resident to be added to their system, when no resident agreed to this charge. In the end, Bloor Homes realised this wasn’t justified and agreed to refund this charge to every resident.
- Being invoiced for a Service Charge to cover expenses on behalf of a MC when the MC has no responsibility for the Public Open Space (POS). Again, even Bloor Homes realised this was ludicrous and agreed to refund these charges to every resident.
- Taking too long to provide Management Information Packs (MIPs) in support of property sales. Some sales have fallen through as a result.
- Charging residents extortionate amounts for MIPs when the cost to produce them is minimal.
- This shows the level of profiteering that residents have already been subjected to and FirstPort hasn’t even taken responsibility for anything yet!
Ensuring we don’t end up with FirstPort is a primary objective for TDRA. Deciding on how and who runs our Management Company is a decision for the residents, not anyone else.
